Complete Renovation of Virginia Marina

The Perrindise Marina along the Perrin River, near the Chesapeake Bay in Virginia, is under new ownership and undergoing big changes. Purchased in 2023 by restaurateurs Mac and JC Casale and Dean Tsamouras, the marina is undergoing a complete renovation, including the addition of a restaurant.
With 216 wet slips and 70 dry slips, the marina can accommodate boats up to 65 feet in length with drafts up to 6 feet. Originally a five-year project, the owners hope to complete the renovations two years early at the end of 2025.

The new layout is a mix of refurbished docks and new floating docks. “We’re just renovating what was there,” said co-owner Mac Casale. “We’re building upward on some of the buildings, but we’re not changing the footprint at all.”

The marina kept 63 of its original 216 members on board throughout construction. Now with a long list of reserves patiently awaiting the grand re-opening, Casale said the marina is not advertising for new members but has seen no shortage of interest. “Originally built in 1974, the marina has been in dire need of some restoration for 15 to 20 years,” Casale said. “I know for a fact that one of the reasons previous owners shied away from [renovation] is the time it takes to get the permits. I know, for a lot of people, it’s daunting to do the permitting process.”

Casale believes that from start to finish, this kind of renovation takes a minimum of three years, which is something that many small-scale entrepreneurs find difficult to manage. “We had to get 24 permits from different agencies,” he said. “A lot of people are stunned when we tell them. They had no idea this was necessary.”

Other plans for upland amenities include a game room, spa, sand volleyball, corn-hole and bocce-ball courts. Planned services to be offered through the marina’s maintenance and service yard include media blasting, bottom painting, winterizing, routine maintenance to major repairs and a complete detailing center. The marina also has a select number of slips available for purchase to VIP members, which carry the option for passive income when not in use. The restaurant is scheduled to open at the end of this summer.
