Simply Marinas Brokers Sale of Marinas at Little Harbor

As a part of a series of recent marina sales, the Simply Marinas team brokered the Marinas at Little Harbor in Ruskin, Florida. The facility, purchased by Suntex Marinas, includes two marinas, Antigua Cove Marina and The Village Marina, two restaurants, and a vacant multifamily lot.

Simply Marinas represented both the buyer and the seller, with the seller having been a previous client. Within a week of the listing, the Simply Marinas team scheduled back-to-back showings among qualified buyers, 7 of whom submitted offers within one week. A deadline for the highest and best offer was established with the seller able to examine not just the highest offer but also the qualifications and background of the buyer to determine the best criteria as a fit for the properties. An offer was under agreement within two weeks of the listing.

The property is situated north of Shell Point Road, at the end of Bahia Beach Boulevard, within the master-planned community of Little Harbor which offers upscale townhomes and luxury single-family homes and homesite. The marinas provide direct access, with no bridges or locks, to fishing, sailing, and boating in Tampa Bay, the Gulf of Mexico, and beyond.

Antigua Marina includes a high and dry rack storage facility for 205 boats, 33 outdoor storage racks, and floating concrete docks to support 99 boats. Village Marina is a well-protected harbor providing direct access to Tampa Bay. The facility houses fixed wooden docks to accommodate 99 boats, and an additional waterfront parcel grandfathered for 34 wet slips. Upland there are two restaurants that have been tenants since 2012, tennis courts, a multifamily lot, and an 898 SF building with lobby/office/laundry. Each marina supports power pedestals with 30 & 50 amp electric, and freshwater hookup.
